How to use Deal Analyzer without lying to yourself
The form runs the same family of formulas as the mortgage page, then optionally asks a language model to narrate strengths, risks, and a BUY/HOLD/AVOID-style label. That label is a grouping of the row you typed. If you entered $3,400 rent on a street that leases at $2,600, the model will often sound confident about a deal that does not exist.
Address is a label for your notes and for the narrative prompt. It is not an automated comp pull. We do not ingest live tax or rent APIs on this page.
A sane sequence
- Lock leased rent comps on paper.
- Enter them here with a vacancy you would actually underwrite (often 6–10% on a single family, not 0).
- Treat the AI paragraph as a checklist of claims to verify, not as diligence.
- Rebuild expenses with the expense stack.
- Only then decide whether the pre-offer checks still support writing a number.
Share links, when generated, expose the analysis you saved — do not put private borrower data in the address field.
