What this scanner can see — and what it cannot

The detector looks at the sliders you set: vacancy too cute, capex too thin, inspection toggle off, management off while you still have a job. Those are real, boring ways to lose money. It cannot see a polybutylene plumbing surprise, a special assessment, a flood panel, or a tenant who has not paid in a city with a six-month eviction calendar.

Feed it unflattering numbers on purpose. If you have to ease vacancy to 2% to get a B, you already have the answer. For the items that should change the offer itself, use the twelve-check list rather than a letter grade.
