What the tools actually compute

Payment figures are standard amortization math on the rate, term, price, and down payment you typed. Investment metrics (cap rate, cash-on-cash, GRM, a simplified coverage ratio) use those inputs plus simplifying assumptions — commonly a blended annual expense plug of about 1.5% of purchase price and, unless you change it, no separate HOA, flood policy, or capital-expenditure schedule.

That plug is a screen. It is not a substitute for a tax bill, an insurance quote, or a reserve study. Lender DSCR is typically NOI divided by total debt service, not rent divided by principal-and-interest. If a page shows a BUY/HOLD/AVOID-style label, it is an educational grouping of your assumptions, not an appraisal or a vote from a live market data feed.

AI-generated narratives

Some tools and the chat assistant generate prose from a language model. Those sentences can invent local “signals,” stale rate commentary, or tidy forecasts. Treat them as prompts for your own research (county records, FHFA, BLS, your insurance broker), not as facts. We do not guarantee that any AI output is accurate.

Risk

Residential investing can lose principal. Vacancies, repairs, rent control, insurance non-renewal, rate resets, and neighborhood change are normal. Past rent growth is not a promise. Educational examples on the Site use round numbers for teaching; they are not comparable sales.
