1. Who this Site is for
The Site is for adults in the United States seeking general education about residential real estate investing. You must be able to form a binding contract. You may not use the Site if you are barred from doing so under applicable law.

Real Estate Investment Insights publishes general educational information and interactive planning tools. We are not a broker-dealer, investment adviser, law firm, CPA firm, lender, or real-estate brokerage. Nothing on the Site is a recommendation to buy, sell, hold, lease, finance, or insure any property or security. 3. Calculators, AI outputs, and “verdicts”
Mortgage, cash-flow, cap-rate, and similar figures are estimates from the numbers you enter plus the Site’s stated simplifying assumptions (for example, a blended expense plug). They omit or approximate taxes, insurance, HOA dues, vacancy, capital expenditures, and lender rules unless you model those yourself.
Some tools send your prompts to an AI provider to generate narrative “analysis,” “forecasts,” “mistake lists,” or BUY/HOLD/AVOID-style labels. Those labels are educational organizing devices. They are not appraisals, credit decisions, or personalized recommendations. Outputs can be wrong, stale, or generic. Do not paste account numbers, Social Security numbers, or lease originals into chat or tool fields.

4. Accounts, newsletters, and lead magnets
Some features (for example, a deal-analyzer toolkit or checkout) may ask for an email address. Provide accurate information. You may unsubscribe from newsletters using the link in those emails. We may suspend access that looks abusive, automated, or unlawful.
5. Shop and digital products
Paid eBooks and bundles are digital goods. Descriptions on the shop are educational product copy, not guarantees of investment results. Prices, taxes, and refund rules are those presented at checkout and in any confirmation email. Unless a listing states otherwise, digital purchases are non-returnable once delivered. Payment processing is handled by our payment provider; we do not store full card numbers on the Site.
6. Acceptable use
You agree not to: scrape the Site in a way that degrades service; attempt to break authentication or inject content; use the tools to generate spam, fraud, or unlawful housing discrimination; misrepresent AI or calculator output as a licensed appraisal or legal opinion; or republish Site content as your own product without permission.
7. Intellectual property
Articles, tools, software, and branding on the Site are owned by Taciturn Studios LLC or its licensors. You may share links. You may not copy the tools or substantial article text for a competing publication without written permission. Third-party marks (including Amazon) belong to their owners.
8. User submissions
If you send a contact-form message, you grant us a non-exclusive license to use that content to respond and to operate the Site. Do not send material you do not have the right to share. We may refuse or delete submissions.
9. Affiliate links and advertising
The Site participates in the Amazon Associates program and may display third-party advertising on content pages. Affiliate commissions do not change the price you pay. Advertising is served by Google and partners on blog and other content pages as described in the Privacy Policy and Affiliate Disclosure.

12. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, Taciturn Studios LLC AND ITS PEOPLE WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR PROPERTY LOSSES ARISING FROM USE OF THE SITE — INCLUDING INVESTMENT DECISIONS. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SITE WILL NOT EXCEED THE GREATER OF TEN U.S. DOLLARS OR THE AMOUNT YOU PAID US FOR A DIGITAL PRODUCT IN THE THREE MONTHS BEFORE THE CLAIM. 13. Indemnity

15. Governing law
These Terms are governed by the laws of the United States, without regard to conflict-of-law rules, except where a mandatory consumer-protection statute in your state requires otherwise. Venue lies in a U.S. court of competent jurisdiction where Taciturn Studios LLC may properly be sued. We may seek injunctive relief in any forum to protect intellectual property.
